This contract for the rental of Drop Fitness Studio is between Drop Fitness, hereafter referred to as the “Owner”
and {name-1} hereafter referred to as the “Renter”. Whereas, the Renter desires to temporarily rent, occupy,
and make use of Drop Fitness, located at 6361 Indian River Rd, Virginia Beach, VA 23464. The above parties
agree to:

The Renter shall have access to and use of the venue for the following
reason/access/event description: For the purpose of {select-2}
This will take place on the following date at the agreed-upon time of: {date-2} from {time-1-hours}:{time-1-minutes} {time-1-ampm} to {time-2-hours}:{time-2-minutes} {time-2-ampm}

 The full rental fee for the use of the venue described in Paragraph I above shall be $200/hour. 

Refundable Deposit of $1500.00.

Time begins when renter comes into building and ends when renter closes studio.  $1500.00 deposit will be used as collateral and payment for any potential damages. Payment will not be returned but used as last payment towards final event as long as it is not needed toward studio repairs/needs.  Payment will be returned AFTER final studio walk through. Renter will supply security at studio at all times of rental in order to secure building and personal items belonging to Drop Fitness. 

Payments can be made by cash, credit card (addition fees apply), Cashapp [$sunshinecashout] or Venmo [@Drop-Fitness] or Zelle [dropfitness@yahoo.com]

$500 restricted items fee. Renter takes full responsibility for any fees or payments due in violation of any smoking/liquor/ property damages or violations with city or landlord.  Food truck can be parked in the back of the studio and will also need to clean any trash or items left at the studio. 

All trash cans in venue must be emptied. Trash on the outside of the venue and surrounding areas including the motorcycle parking lot next door should have absolutely NO TRASH or items left in the parking lot. Absolutely No drinking or smoking in the building. No loitering of individuals outside of the building. 

The Renter will be liable for any physical damages occurring to the studio by the Renter (or any
guest of the Renter) while under the contractual time listed in Paragraph I. The Renter is liable for any legal actions, and/or loss of reputation or business opportunities that the Owner may incur as a consequence of the actions of the Renter (or any guest of the Renter) while the Renter is in control of the venue, and shall indemnify and hold harmless the Owner against any and all legal actions which may arise from Renter’s use of the venue.

The Renter is liable for replacing any items that have been lost, damaged/broken, or stolen during the time of rental. 

Studio Responsibility Floor is to be mopped/Bathrooms cleaned. Renter shall supply toilet paper/paper towels/ hand napkins/trash bags on hand at the studio bc of the influx of patrons this rental will draw. All items replaced back on the wall and chairs replaced back in same layout as received.  Mirrors and windows wiped -no fingerprints. Air fresheners also placed in studio. 

Any disputes arising under this contract shall be adjudicated in the Owner’s local jurisdiction.
