This contract for the rental of Drop Fitness Studio time is between Drop Fitness, hereafter referred to as the
“Owner” and (renter’s name) hereafter referred to as the “Instructor”. The Instructor desires to temporarily rent,
occupy, and make use of Drop Fitness, located at 6361 Indian River Rd, Virginia Beach, VA 23464. The above
parties agree to:

I. RENTAL EXPLANATION: The Name of the class is {name-4}. This will be on {date-2} from {time-1-hours}:{time-1-minutes} {time-1-ampm} to {time-2-hours}:{time-2-minutes} {time-2-ampm}

II. PAYMENT/ALLOTTED TIME:  Each independent instructor is responsible for a non-refundable independent instructor fee of $150.  The full rental fee for the use of Drop Fitness for the above class/date/time will total $65.00/Hour
for the first hour of rental. If a second hour of rental is needed it will be discounted to $50.00. Payment for rental
is due on the 1st of each month for the entire month and is considered late after the 5th of the month. There will be a $15 per day late fee after the 5th.

Each class offers a 15-minute “transition” period. The instructor should complete class by the end time stated above. The transition period should be used to have students exit the building
and pass the dust mop/swiffer across the studio floor area to prepare it for the next class. Once the 15-minute
transition period has expired the instructor should have exited the studio. Please be conscious of your ending time
and respectful to the instructor/students of the next class. If the class is the last class of the night, any time past the
15-minute transition period will incur an overage fee of $1/minute. The exit time will be determined by the time
stamp on the exit alarm panel report. If there is any time overage a cash app request will be sent to the Instructor.

* If Instructor leaves before the contractual term on the contract is up, they are responsible for the entire monetary balance left on their contract term.

III. RESTRICTED ITEMS: No alcohol will be allowed on the premises unless the Instructor has obtained a
liquor license and can submit a copy to Drop Fitness. If any alcohol is found on the premises in the event the
Instructor does not obtain a license the Renter will be charged a fee of $100.00. NO guns/drugs on the property.  No smoking or vaping is allowed inside of the building.

V. LIABILITY: The Instructor will be liable for any physical damages occurring to the studio by themselves (or
any student of the Instructor) while under the contractual time listed in Paragraph I. The Instructor should inform
students not to lean/touch mirrors and should monitor all students to make sure there are no actions that may cause
any type of damage/disrespect to the property. The Instructor will be 100% responsible for any damages done to the property by themselves or their students during their rental time (listed above). Instructors should utilize and take pride in the studio just as if it
were their own property. Instructors should uphold a moral code of conduct and consider the loss of reputation or
business opportunities that the Owner may incur as a consequence of the actions of the student while the Instructor
is in control of the venue. Instructors should make sure all doors are locked, all lights/vents  are switched in the off position, thermostat should be set to off, and alarm is set before leaving nightly. There will be an additional $20/per occurrence fee to cover any utilities left on. The Instructor should have students sign a waiver form that releases liability for both The Renter and Dropfitness.

VI. DISPUTES: Any disputes arising under this contract shall be adjudicated in the Owner’s local jurisdiction.

Both parties understand and agree to the terms and conditions herein contained, the Owner and the Instructor affix
(his/her) signatures below. This contract’s term is for 3 months. A one-month notice in writing needed to terminate.
