This contract for the rental of Drop Fitness Studio is between Drop Fitness, hereafter referred to as the “Owner”
and {name-1} hereafter referred to as the “Renter”. Whereas, the Renter desires to temporarily rent, occupy,
and make use of Drop Fitness, located at 6361 Indian River Rd, Virginia Beach, VA 23464. The above parties
agree to:

I. RENTAL EXPLANATION: The Renter shall have access to and use of the venue for the following
reason/access/event description: For the purpose of {select-2}
This will take place on the following date at the agreed-upon time of: {date-2} from {time-1-hours}:{time-1-minutes} {time-1-ampm} to {time-2-hours}:{time-2-minutes} {time-2-ampm}

II. PAYMENT/DEPOSIT: The full rental fee for the use of the venue described in Paragraph I above shall be
$125/hour x {select-1} totaling ${calculation-2}. This rental includes 6 six -foot tables, 6 high-top bistros, 30 chairs and
white spandex linen for all tables. Additional chairs can be rented for $2/each and additional tables can be rented
for $10/each. The additional rental is through an outside vendor and comes with an additional delivery fee of $30.
The Renter is responsible for a deposit of $125.00 which will be used to hold and secure the specific rental date
from Paragraph I. The deposit is ONLY refundable if: (1) the renter fulfills their obligation in this contractual
agreement (2) there are no damages to the property or (3) there are no outstanding balances due once rental is
complete. Deposits are non-refundable for cancellations of any kind but deposit can be transferred to another date.
The entire balance listed above will be due no later than a day (24 hrs) before the rental explanation listed in
Paragraph I. If the amount is not paid in full the Owner reserves the right to cancel the scheduled rental. The
Renter can reschedule the event for another available day on the calendar. Should the event go over the contracted
time in Paragraph I, the renter will be responsible for paying an overage fee of $2/minute. If the fee is not paid by
the end of the night, it will be subtracted from the deposit and the balance of the deposit will be returned. The exit
time is determined by the time stamp on the exit alarm panel report. Payments can be made by cash, credit card,
Cashapp [$dropfitness] or Venmo [@Drop-Fitness].

III. RESTRICTED ITEMS: No alcohol will be allowed on the premises unless the Renter has obtained a liquor
license and can submit a copy to Drop Fitness. If any alcohol is found on the premises in the event the Renter does
not obtain a license the Renter will forfeit their deposit fee of $125.00. Absolutely NO guns/drugs on the premises.

IV. REMOVAL OF TRASH/PERSONAL ITEMS: The Renter shall remove all personal property, and/or
remove all other items that were brought into the venue. All trash cans/containers must be emptied and can be
placed in the dumpster behind the building. Any trash left outside of the property must also be thrown out. The
Renter must return the studio how they took control of it.

V. LIABILITY: The Renter will be liable for any physical damages occurring to the studio by the Renter (or any
guest of the Renter) while under the contractual time listed in Paragraph I. The Renter is also liable for any legal
actions, and/or loss of reputation or business opportunities that the Owner may incur as a consequence of the

actions of the Renter (or any guest of the Renter) while the Renter is in control of the venue, and shall indemnify
and hold harmless the Owner against any and all legal actions which may arise from Renter’s use of the venue.

VI. DISPUTES: Any disputes arising under this contract shall be adjudicated in the Owner’s local jurisdiction.
